As Delhi-NCR’s real estate market changes direction, the Yamuna Expressway is becoming a major area of interest. After a big property boom on the Dwarka Expressway, land prices around the Yamuna Expressway and the upcoming Noida International Airport in Jewar have nearly doubled in the last three years.
According to Anarock, around 390 acres of land near the new airport have been bought in the last year alone, worth about ₹2,340 crore. Each acre is selling for ₹5–6 crore. The Yamuna Expressway is 165 km long and connects Greater Noida to Agra. A 750-metre elevated road is also being built to directly link the airport to the expressway.
Still, these land purchases make up only a small part—1.5%—of the total 25,000+ acres planned for development by the Yamuna Expressway Industrial Development Authority (YEIDA).
The Noida International Airport, set to be one of Asia’s biggest, is attracting real estate developers, investors, and global interest. Developers like Purvanchal Group, VVIP Group, Eldeco Group, and Greenbay Infrastructure have already bought land here. Some have even started building housing projects.
The airport is expected to bring growth in many areas, such as warehouses, hotels, and high-end housing. A complete ecosystem is forming, with better roads, planned metro lines, and even pod taxi services. This is making the area more connected and livable.
Yash Miglani, MD of Migsun Group, said that this area has huge potential because of strong infrastructure and government support. He believes it could become the next big city hub in NCR.
Umesh Rathore from VVIP Group said that development near the expressway, the airport, and the Delhi-Mumbai Industrial Corridor (DMIC) is quickly changing the region. His company has bought land there, seeing it as a smart investment.
The Yamuna Expressway area is becoming a fast-growing region thanks to good roads, metro plans, and nearby projects like the Film City and Sports City. YEIDA is also helping by planning townships, industrial zones, and regular land sales.
Neeraj Sharma from Escon Infra said that good infrastructure is key for growth. The airport and metro projects are making the area globally important, and it’s likely to grow even faster than expected.
Vishal Sabharwal from Orris Group added that the area is becoming like an “aerotropolis”—a city built around an airport—with many people now seeing it as a sure-shot place to invest.
In short: The Yamuna Expressway is no longer a quiet outer zone. It’s turning into a major real estate and business hub, thanks to big infrastructure projects like the Noida airport, government plans, and fast-improving connectivity.
